| Any of a number of electrical or gas powered machines used for convenience. The seller of a home may or may not include appliances in the real estate purchase contract. The appliances should be listed individually in the inclusions and exclusions section of the contract. A buyer can negotiate with the seller to either include or remove appliances from the contract. For example, if the seller does not want to move a washer and dryer he can include them in the price of the home. However, if a potential buyer of that home has his own washer and dryer he can negotiate to decrease the sale price of the home and have the seller remove the appliances specified from the property.
